Servicing can involve removal of the burner, replacement of the burner seal and inspection and cleaning of the heat exchanger. When free of debris, transfer of heat to the system water becomes more effective and efficient, reducing the energy required to heat your home or hot water. This is recommended every 1-5 years dependent on the make and model of your boiler.
Landlord Gas Safety Checks & Boiler Service
As a landlord it is your responsibility to ensure all gas appliances are safe. We offer an annual Landlord safety checks on all gas appliances, this includes boilers, hobs, cookers and gas fires.
This is a safety check and not a service and can often identify faults with appliances, rectification of faults found is not included in a safety check. During a LLGS we check the flue, air for combustion, operating pressure/heat input and safety.
Servicing of your gas appliances is not included in a landlord gas safety check, depending on the appliance it will be beneficial to get it serviced during the same visit.

Oil Boiler
Repairing a boiler can get expensive very quickly, during any repair visit we will try to diagnose the fault and identify the cause.
Before any repair work commences we will discuss with you the cost to supply and install the parts, the age of the boiler, the availability of other parts which often need replacing, the current efficiency of your existing boiler compared to a new appliance.
Most of the time a new boiler is not recommended as the boiler can be repaired for under £750, any repair costing more than that on a boiler over 10 years old isn’t usually recommended. This is because a newer more efficient boiler is likely to recoup that repair cost in reduction of energy usage.

Why is a boiler service important?
Safety
We can identify any safety issues that can affect your health over time. Things such as carbon monoxide can be detrimental to your health. You can identify this in your home with a carbon monoxide alarm. In an older boiler the flame will be orange, rather than blue. Newer boilers have fault codes which identify issues with the quality of the flame. If you notice this, please call us immediately.
Prevention of a breakdown
Having regular services (annually) can help prevent expensive repair costs. During a service we will identify and recommend any reactive or proactive maintenance. Flue seals, burner seals, water leaks are common reactive repairs which are found on services. Cleaning/flushing of the system water, upgrading condensate pipe and upgrading to smart controls are common recommendations for proactive maintenance.
